Coto de Caza is Orange County’s answer to Rancho Santa Fe: large custom homes on big lots behind the gates. Ladera Ranch and Rancho Mission Viejo next door are full of newer homes with big sliders and folding glass walls. Our work across all three is residential.
These communities sit inland in the canyons and foothills, away from the marine layer that keeps the coast cool, so afternoons run noticeably hotter. Owners call us for the same reasons: rooms that overheat, floors and furniture that fade, and cooling bills that climb every summer.
What we install here
Both are Avery Dennison architectural films. The choice comes down to how much sun the glass takes and how untouched you want it to look.
A spectrally selective film that lets visible light through and blocks heat. The glass stays virtually clear, so the architecture and the view look exactly as they did.
Best for: Custom homes where nobody should be able to tell the glass is filmed
Reflects heat away instead of soaking it into the glass, with low interior reflection so rooms look natural at night. For the hottest glass we also offer the darker OptiTune 20.
Best for: Great rooms, slider walls and west-facing glass
Performance figures are Avery Dennison published data on single-pane glass. Results on your windows depend on the glass type and orientation.
Three communities, three kinds of glass
Large custom and estate homes with tall arched windows, French doors, entry transoms and great rooms. The work is detailed, often at height, and the finished glass has to look as good as the rest of the house.
Established family neighborhoods with big family-room windows, sliders onto the yard and two-story entries that catch the afternoon sun. Film takes the heat out of the rooms people use most.
Newer homes in villages like Sendero, Esencia and Rienda, often with multi-panel slider walls and builder low-E glass. We match the film to that glass so it performs and stays safe on the pane.

Yes. These communities are served from our Orange County location, along with Rancho Santa Margarita, Dove Canyon, Trabuco Canyon, Mission Viejo and San Juan Capistrano. The work here is almost entirely residential.
On most of them, yes, as long as the film is matched to the glass. Many homes in Ladera Ranch and Rancho Mission Viejo have builder low-E dual-pane windows, so we check the glass type, pane size and exposure before recommending a film, and we will tell you if a window should be left alone. Most homes get one of two Avery Dennison films. SPe Lite 70 is virtually clear and rejects 52% of the solar heat, for owners who want the glass to look untouched. DR OptiTune 30 rejects 63% of the heat and cuts 63% of the glare, and is the stronger choice for big west- and south-facing glass. On the hottest exposures we sometimes step up to DR OptiTune 20. We bring physical samples to the on-site visit.
Our films block 99% of UV, the main cause of fading. Visible light and heat also contribute, so film slows fading a great deal rather than stopping it completely. More on film and fading.
Film cuts the heat coming in through the glass, so the air conditioning has less to fight on hot afternoons. How much that saves depends on the house and how you run it, so we do not promise a dollar figure.
It depends on the glass area, the film, the number of panes and how high the glass sits. The on-site quote is free, and afterwards we send a detailed written proposal with a fixed price.
Every residential film carries a lifetime manufacturer warranty against bubbling, peeling, cracking, delamination and color change. Our installation is warranted as well.
